This South TX RV park is the only one in a 30-mile radius and offers mild, warm winters for seasonal guests. The park is well maintained and landscaped. Additionally to the RV business, there are 46 storage sheds on the property. Customers rent these to store golf carts, patio furniture and seasonal items. All RV sites have a concrete patio and full hookups. 70 sites are pull through and can handle any size of RV. Amenities include a swimming pool, shuffleboard, gym, laundry, clubhouse, owner's home, and excellent WiFi. The park is completely fenced and is patrolled by park staff on a regular basis. A public golf course is adjacent and accessible directly from the property.

Seasonal base

4 couples will be spending their 23rd winter season in the park this winter. Many guests have been over-wintering for 6-10 years or more. The park is 80% booked for the 2021-22 winter season as of June 2021. These winter seasonals spend 3-6 months at the park each year. Additionally, 21 RVs are on an annual plan (pay a yearly rate and leave their RV on-site year-round while residence is 6 months or less). Many professionals working in the area stay at the park permanently, such as Border Patrol officers, State Troopers, teachers, and project superintendents for major construction projects in the area.

Office/Owner's residence

1860 sq. ft. manufactured home doubles as the park office. It is a 1996 Palm Harbor model with 6-inch walls. 3 bedroom, 2 bathroom. One bedroom has been converted into an office and has its own entrance. The home has a 14' x 42' porch overlooking the golf course, and a 20' x 20' carport.

Recreation building

68' x 26' frame building on concrete slab built in 2000. Overlooks the golf course. It contains a men's and a women's bathroom, pool table, television, library, mailboxes, and stereo. A wood framed 2002 addition, measuring 18' x 27' contains puzzles, games, tables and chairs for various uses.


16' x 22' concrete block building with concrete floor houses the laundry room and 2 complete private bathrooms with separate entrances. Laundry has 6 coin operated commercial washers and dryers. Two additional private bathrooms are located in the pool building.


1 rental trailer. 30' with no slides. Direct sewer hookup (no tanks). Pool house Metal roof and siding, concrete floor. Rolling garage doors allow open air in good weather and closed door indoor pool in inclement weather.

Equipment/maintenance buildings

20' x 26' workshop and tool room stores the equipment and supplies to run the park. 2 additional covered spaces provide for storage for various equipment and outdoor supplies.
