This franchise campground/store is the first stop open along a major interstate in fall when snowbirds are heading south and the last one open when they are heading home. Truly big rig friendly with long, level pull-through full hook-up sites, some as long as 100’, which can accommodate RVs of any size. Under a canopy of leaves, sites are nestled along a creek, where guests enjoy fishing, swimming or splashing in a canoe, kayak or tube rental. The General store offers Broaster chicken (which can be delivered to campsites), groceries, alcohol, live bait, RV supplies and ice cream all year.

All RV sites have a concrete pad to be used as patio under awning. Pads measure approx. 24’x 8’.

2 story log home/store. 1st floor is solid log with second story being stick built with log siding. Store & check-in housed in this building. This is the first structure guests see when entering the property. Also includes 1224 sq ft covered porch and 774 sq ft deck, 2 window ice cream shop & food service kitchen. There is a second floor 528 sq ft dining area. Main office located in store. Curbside check-in “shed” in parking lot. Store retail space totaling 2737 sq. ft. Mostly tile floors & knotty pine walls. Residence is 5 BR, 3 bath, dining room, kitchen, living room, attic storage, and back office.

50’ x 20’ block first floor. Women’s room has 3 showers and 4 toilets, 4 bowl vanities. Mens room has 3 showers, 3 toilets, 2 urinals and 4 bowl vanities. Utility room for housekeeping is on this floor as well. Second floor is framed, one open room with half bath and kitchen area and has 6 tables and an abundance of folding chairs. Used as a meeting room and for indoor activities. Heated with propane; hot water propane and AC. Includes attic storage.

Cabins & rentals
2 rustic Conestoga Kamping Kabins measuring 13’ x 13’ with 6’ porch. Each cabin has a P-Tac ac/heat unit. Each cabin is on wheels for removal in case of flooding. They can be unplugged and towed to higher ground.

Maintenance buildings
12’ x 26’ shop on wheels, 12’ x 22’ carport used as repair area, 12’ x 32’ framed storage building with garage door. 22’ truck box used for storage, 8’ x 12’ electrical building (houses one 400 amp service), 24’ x 36’ barn-type metal building 2/3 concreted (mower/golf cart/equipment & firewood storage), 10’ x 14’ carport used for bicycle rentals, 8’ x 12’ a-frame shed for curbside check-in that can be moved, but not on wheels and 8’ x 12’ a frame shed to house splash pad pumps, etc.

Rec Building
Empty 14’ x 32’ shed on wheels that housed an arcade.

Laundry building is 30’ x 18’, laundry is 20’ x 18’ with 10’ x 18’ utility storage. There is a covered porch on 2 sides of this building measuring 24’ x 12’ and 6’ x 30’. The second floor is one open room measuring 30’ x 23’. This room houses the cable TV head-end, assorted decorations, games, activities, prizes, etc. and a pool table.
