The business is situated on approx. 31 acres. There is approx. 3500 to 4000 feet of river frontage included in the park property. The majority of sites are large and wooded. Recent improvements include electrical upgrades and 50 foot RV site additions.

River access from the park, hiking, scenic drives, moose viewing, ATV trail riding, snowmobile trail riding, fishing, hunting, gold panning.


Main Building

The main building contains the office, store, snack bar, laundry mat, showers, and bathrooms. It was built in 2002 and is wood construction on a concrete slab with attractive log siding and features. It has an oil fired heating system which also supplies hot water to the showers. The snack bar prep area includes a sandwich prep. station, freezers, Pizza oven, Oil fryers, electric grill, exhaust hood, and 3 sinks.


Office

The office is in the store and features a handcrafted desk and counter. The office is complete with computer for the reservation software (Campground Master), An iPad for point of sale (Square) with bar code scanner, CC chip reader, cash drawer, printer/scanner, security camera PC and monitors.


Store

The store is attractively finished and designed to carry various retail merchandise associated with camping. Apparel racks and product racks can be reconfigured with ease. The store has a self serve coffee bar, beverage cooler, food cooler, ice cream freezer, and a warming oven. Firewood, Ice, and apparel are the biggest sellers.


Recreation Building

The recreation building is located behind the main building. It is a 3-sided steel building which has a small stage area and overhead lighting. The building has 4 picnic tables and can accommodate 2 more. It is ideal for functions like movie nights, cook-outs, music events, and bar-b-Q’s. Potable water is available as well.


Cabins

The cabin building was built in 2001 and is wood constructed on a concrete crawl space with a utility room in the back of the building. It is located on a private lot across the river from the campground proper. It is a log sided, duplex style building with a wrap around farmers porch. The building is heated with an oil fired furnace as well as a recently installed mini-split heating and air conditioning system which is very efficient. The building is divided in the middle to form two mirror image cabin units. Each unit can accommodate 6-8 guests and features a full bath, kitchen, loft with 4 twin beds, master bed room with double bed, pull out couch, and satellite TV. The building was designed to easily add an additional cabin on the end of the existing building.


Laundry

The laundry room is wood constructed, log sided, and finished inside with protective fiberglass wall covering for easy clean up. Floor is concrete. It is heated and attached to the main building. It includes 3 coin operated washers and dryers, a bill exchange machine, coin-op soap dispenser, and a coffee, tea, and cocoa machine.


Maintenance Buildings

There are 4 maintenance buildings on the property. All are wood constructed. One is a small garage style building with wood floor used to store the ATV used for park maintenance and various cleaning tools and supplies. A second shed style building encloses two 400 Gallon fuel tanks and electric fuel pump. This shed has a concrete “moat” style foundation. There is a storage shed attached to the rear of the fuel building. A third shed is located next to the managers site is log sided with wooden floor used for storage. A fourth building is wood constructed with concrete floor and is used as a pump house for the water storage and distribution system in that section of the park.


Manager’s Sites

We currently have two manager sites that are located near the main building. One of them is a large 50 amp, full hookup site. The other is W/E only, but close to the bathrooms and showers in the main building. We utilize two “workcamper” couples that enjoy a 3-day on/3-day off schedule.

Bathhouses

The main building contains bathrooms and showers for that section of the park. This building has 2 showers that are coin operated with fiberglass stalls. Walls are sealed cedar and floors are vinyl over concrete. There are 3 private bathrooms in the main building. The location in the main building makes them easy for the staff to maintain. There is a new bathhouse that is concrete block constructed on concrete slab with steel roofing. There are 3 private bathrooms and 3 private showers. Walls and floors are sealed concrete for easy cleaning and durability. 1 bath rm and 1 shower are ADA compliant. The new bathhouse has a utility room on the end which includes an energy efficient 80 gallon hybrid hot water heater.


Owner’s Residence

3 bedroom home situated on a private lot with beautiful views of the river. It is an older building that was renovated in 1998. Renovations included new plumbing and interior improvements. It is currently used as a long term rental unit. Could be used as owners residence as it very close to the park and cabins.


Lean-To’s

There are 4 “Lean-To’s” on the property that are rented to customers. These are basically rustic wood constructed buildings with no windows or doors. These are popular due to their location to the river and ability to get out of the inclement weather.
