Campgrounds for Sale

Turnkey resort with 2 income streams from deluxe cabins and a large seasonal campground. The resort has over 100 years of history with guests returning year after year and in some cases coming to the park for over 50 years. It is located less than 2 hours from a major metropolitan area. Newer and very well maintained cabins are kept in excellent condition which gives the owner/manager more time to run the business instead of always having a project to do. The sandy swimming beach and lake waterpark are very popular with families. The option of cabins, overnight, and seasonal sites attract several different types of vacationers to this well reviewed resort.

55 acre park with a 20-acre swimming and fishing pond. Most of the 118 full hookup sites are situated right on the waterfront. The nearby town offers shopping, restaurants, and annual music festivals. The park is owner-operated and is easily managed by 2 people. The owners maintain a waiting list of over 60 people. Seasonal rates are lower than competitors in the area, so there is room for an increase in income for a new owner. The park is on track to gross 17k over 2020. The 110 seasonal sites are 100% leased for 2022. 2 area competitors average $3,400/site while this campground site average is $2,080 for 2022. The cap rate for 2020 was 11.47%.

While en route to Mount Rushmore, Yellowstone National Park or Devils Tower, this KOA is the best stop for exploring the re-created 1880 town before visiting the Badlands and the famous Wall Drug Store. This overnight park is situated at a halfway point for the many travelers in the state. Big rig RV sites have free cable TV and Wi-Fi. During the summer months the cafe sells made-to-order pizza, subs, smoothies, and coffee drinks. There is a fenced-in area for dogs to exercise. Playground, bike rentals and game room keep kids entertained. Birders can look for their favorite feathered friends, along with deer, coyotes, prairie dogs, and plenty of other wildlife.

Where are these parks located?
Sellers have requested we maintain confidentiality online.

Making public the name and location of a business for sale can have an adverse effect on its employees and client base. A park's employees may become anxious and seek new employment, seasonal clients may alter established patterns of occupancy in light of a change of ownership, and competitors may benefit from the knowledge of an upcoming transition in management. By not publishing names and locations online we minimize this risk. We realize this anonymity is a hurdle to individuals gathering information online, and apologize for the inconvenience. However, we will freely share detailed business information to interested buying parties that contact us. We strive to protect the confidentiality of our sellers and will expect a level of discretion on a buyers part.

How much of a down-payment is needed?
A commercial loan generally requires 25% to 30% down.

Some sellers may offer seller financing which may require a downpayment higher than the typical 30%. Current industry averages for commercial loans are thirty percent down.

What are the incomes of these parks?
Profit and loss statements are available to qualified buyers.

Established patterns of camping vacations in America have contributed to the strength of the hospitality industry. Recently, Baby Boomers have added to the growth of the industry by retiring and adopting the RV lifestyle. According to Dr. Richard Curtin, director of surveys at the University of Michigan, by the end of the decade, the number of consumers aged 50 to 64 will total 57 million — 38 percent higher than in 2000. Today one-in-10 vehicle-owning households in that age group own at least one RV.
